Home Inspection

Grande Prairie Home Inspectors

Whether you're buying or selling a house, or having a new house constructed, you need to subject your property to a home inspection as mandated by the city's bylaws. Home or residential inspections are necessary to ensure that all structures comply with the safety codes and regulations in the assigned jurisdiction. In Grande Prairie, there are separate divisions that handle the inspections for various housing elements: electrical, plumbing and gas, and HVAC (heating, ventilation, air conditioning).

One initiative of the local government of Grande Prairie is to conduct annual re-inspections of properties found within its jurisdiction. This allows the local council and government to update their records, as well as ensure the safety of residents within their homes. The annual inspections shouldn't be seen as invasion of privacy, as these are allowed by provincial legislation and are conducted by a qualified and licensed assessor or data collector.

For those who are moving in to a new house in Grande Prairie, they may request their real estate agents to handle the process of home inspection before they move. Although it's standard procedure in real estate trade to ensure that the houses being sold have been inspected, you can still ask them for a re-inspection before you move in. Another option would be to hire a home inspector from a private company. As for those who are having new homes constructed, the process for residential inspection is a bit different.

Residential inspection process for new homes

Upon the completion of permit application and issuance, either the homeowner or the contractor can now file for an inspection request from the city government. The ongoing construction then will be evaluated, and if the structure failed to meet the city's upheld construction standards, a re-inspection will be conducted. Inspections are done in three different phases of construction, wherein the final inspection will determine whether a house is indeed habitable and compliant to the safety codes and regulations.
